finding housing after ocs and before API

My husband will be finishing OCS soon and I will be visiting him this weekend. I know the backup for API is pretty long and I am wondering about the timing for finding housing. I will be visiting him next weekend and we wanted to go look for a house to rent then. Could there be a problem with signing a lease before he has his orders to API? He is NFO so he will be staying in Pensacola. Is there any way they could try and send him somewhere else while he waits for API? I also heard you were supposed to check in at the housing office before you signed any off base leases. Does anyone know if this is true? Thanks for you help.

Odds are, no, they won't send him anywhere else. As I understand the military clause, if you receive orders forcing you to break the lease, you cannot be penalized for it. In other words, if you rent a house with orders pending, get orders to Japan the next month, your landlord is legally bound to release you from the lease with no penalty. However, if you get orders to somewhere close (I think within 50 miles), you have to pay for the broken lease or just deal with the commute. My advice is to go for it and try to get a house. ...almost forgot. You have to get the BOQ (at least for bachelors... might be housing office for couples) to stamp his orders saying 'we have no government housing here, you are authorized BAH for Pensacola.' I was not timely in doing that and didn't get BAH for the first month I was here... got it back later, but could've used it then. Unless you want government housing and are willing to wait for it for a long time, you will not got it. Whiting... now that's a different story.

he should be getting briefed real soon if he hasn't already on the API situation, since Navy policy changes so frequently, make sure you talk to someone there in Pensacola and get the real info. Housing office would be a good place to start and tell your husband to ask someone. When you need info on stuff like that, people (class officer/class chief) will help out.
