Here's my situation: I'm graduating a semester early in Dec 05 and I'm trying ffor a pilot slot. I'm looking at housing for next year and I have to live on-campus until December. After that, I'd like to get a stash job with the Recruiting District back home so I can just live at home. If that doesn't work out I'd like to go ahead and try and hook up with someone here in College Station who needs a house/apartment for this fall semester but not for spring. Does anybody have any experience with this sort of thing? If I sign a lease and get orders to API before my lease is up am I just SOL? Thanks a lot.

I'm AF so I can't speak for the rest of what you said, but you should be able to get out of a lease with military orders no problem. Just make sure you read the fine print on the lease before you sign it (a good piece of advice is to bring it by your legal office, if you can).

Getting a stash job to somewhere besides your home unit is pretty easy. All you have to do is have your unit staff talk to someone at the place you want to go. if they all agree, you'll get PTAD orders cut (read no cost) and off you go.

I'm pretty sure in TX you can break your lease with PCS military orders. When I moved into my place in Corpus back in Dec 04 we had to read paperwork that said that if you get military orders requiring you to move there is no penalty on your lease.

Yeah getting a stash job is easy. I stayed at home for a month with a reserve fighter squadron instead of staying at school. Like zippy said, get both commands to approve it and you're all set. No cost means no cost to the govt, so you have to pay transportation and the like to get there, but its not a bad deal at all.

I literally just dealt with this subject minutes ago. This afternoon I spoke with my landlord about breaking my lease which ends July 31st. I'll be PCSing April 15th with a May 1st report date to API and follow on orders to Whiting. The landlord told me that I needed a military clause in my lease in order to break it. Well I've done the research and here's the deal....
In December of 2003, Congress amended the Soldier and Sailor's Civil relief Act. It is now called the Servicemember's Civil Relief Act. There are many areas the Act covers, but one in particular is breaking a residential lease. Now if you have PCS orders of more than 90 days beyond your local area, you can break your lease without having a military clause in it. The lease will terminate 30 days after your next rental payment is due.

The look on my landlord's face was priceless. It was nice to finally beat these guys. I'm sure you all know how bad some realty management places can be in a college town.

Don't be too smug about it. You don't want him charging you for the stupidest crap when it's time to get that security deposit back.

Good point, although I could care less about the security deposit. Paying 700/mo. until July is ridiculous when my family and I aren't even living here anymore. What really got me though was when I told him I could find someone to take over the lease. He responded that I would still have to pay half a month's rent until July. So this means he would be getting 700 a month from my friend and 350 a month from me......what a scumbag
