The Military Clause...Apt VS House...Places to rent

Hey all,

It's fairly obvious that those of us SNA's staying in Pensacola for API are transient and will be out of there in only a couple of months. I've contacted several apartment complexes in the area and it seems they're all in on the game and have military clauses in their contracts so that we can break lease without penalty when we leave for Chorpus or want to move closer to Whiting. My question is:

Do house rentals generally carry the same clause in their contracts, or is it something you have to negotiate for?

As another caviat to this question and a generally helpful thing:

Where are some good places to rent near NAS Pensacola (Apts or Homes)?

(Let's stick to the good places as there is already a thread on the bad places)

True, but some places (albeit I've only heard of one) will let you break a lease.

It's pretty much FL law to include a military clause in any housing lease, unless I'm mistaken.

Some places will let you break the lease if you're more than 40 miles (I think, can't remember exactly) from Whiting. I lived on Perdido and one of my roommates ended up getting out of our lease to move up closer to Whiting. That may be realtor dependent though.

If it isn't THE LAW (pcs move) don't count on it.

Even then, know what it is, and be prepared to fight for it.

I have had 3 apartment complexes try to fvck me in my time in the Navy.

2 needed base legal to call before they let me out of my lease.. Then they found enough "damages" to keep my deposit (carpet smells, things that would not show on pics)

Know a guy who lived at Fairfield Lakes near NAS who was allowed to break lease after only a few months to move closer to Whiting. His orders designated NAS Pensacola as TEMPDUINST with Whiting as the final destination...thoughts?

Just an FYI, the military clause is orders plus 30 days. So you pretty much owe next months rent unless you can get your orders at the end of the month, or talk to stucon and have them write you a letter saying you will be getting orders at so and so time and most managers will take that as proper notice. I rented a house in Pcola and they had military leases.

It also depends on what kind of orders you get, i.e. if you have follow on orders to whiting or if you need an ordmod, if so you can probably get per diem. but i would definitely check with PSD P-cola as I am a SNFO and wasn't paying attention that closely.

Or you can just get a place by the mall/UWF and be 30 minutes to NASP and Whiting

We used the military clause to break our lease in Pensacola after my husband was finished with API. We moved from NE Pensacola to South Milton (way less than the 35 miles "required") and the leasing company didn't hassle us at all about it.

So... if you want to rent a house from a company that may be more flexible... we rented from SunQuest Properties in Pensacola.

Austin Wood lets you break the lease if its more than like 40 or 50 miles... Whiting counts.

That being said, don't rent at Austin Wood (right out the back gate). Not going to get into it here, but PM me if you want details. Boils down to some shady dealings when you move out.

API is only 6 weeks where as you might be at Whiting for a year, I think it would be easier to suck up getting up early for 6 weeks and have 6 months/1 year in a place rather than have to go through the trouble of messing with a lease and moving on your own dime...

Some of the pilots in my class found vacation homes to live in. They run on month-to-month leases and are fully furnished (usually pretty nicely too). This way they didn't have to PCS and bring all their crap down, just the necessities. You also don't have to worry about getting out of a long lease contract.

Rent is reasonable, especially during the off-season. My two roomates and I scored a 3 bed 3.5 bath apartment right next to the beach for $1500/month. Includes everything from utilities to wireless internet.

I was planning on this then I found out that my orders out of Grad School allow me to pick up per diem while waiting for and completing API, but only if I then move to a location near Whiting...thats why I want to ensure I can break lease at a home if/when we movej...I think it's hit or miss and you just need to make sure you're up front with whatever rental agency from the get-go and ensure you GET EVERYTHING IN WRITING and signed off by the agency prior to trying anything...

So, that's how I'll play it.

Now, any suggestions as far as where to live in the NAS area? Any good rental agencies for home renters or apartments? I've heard there are some shaddy/dishonest ones, but I'd like to know of some good ones too!

I searched on Craigslist for someone looking for a roommate, and found a place w/ two SNFOs looking to fill a room. It was a little simpler for me because I knew when I'd be starting API and leaving - but they were fine with me living here for only 2 months. If you can wait about three weeks, it'll be open again.
